STEP 01
Understanding
We start by listening. What is on the property, what has to leave, what has to stay, how tight the access is and when you need it clear. On anything structural we walk the site first.

Junk Removal & Cleanouts
One item on the curb or a four-bedroom house packed to the ceiling. We load it, we haul it, and we leave the space broom-clean.
Most junk removal companies want a clean, easy pickup off a driveway. That is the smallest thing we do. ACH Services is a junk removal, demolition and transportation contractor, which means the truck that empties your garage is the same operation that can tear out the deck behind it, grind the stump, haul the debris and dispose of all of it under one invoice.
We work for homeowners clearing out before a move, landlords turning a unit around between tenants, property investors taking on distressed and abandoned houses, and businesses emptying an office or a warehouse bay. Every one of those jobs is a different problem, so every one of them starts with a walk-through and a written quote rather than a rate card.
If the garbage men would not take it, that is usually the call we get. Bring us the tough, dirty and heavy end of it.
Tough, dirty, heavyThe jobs other crews pass on
Squatters, hoarding, animal damage, a unit that has sat open for a year. Investors call us for exactly these properties because we can secure and clear the site and then carry straight on into the renovation that makes it listable.
It is the same crew from the first load to the final sweep, which is the part that matters: nothing gets handed off to a subcontractor halfway through and nothing gets left in the side yard.
Machines, not just muscleSkid steers, grapples and roll-offs
Volume is where most junk removal quotes fall apart. A yard full of palm trunks, a slab of broken concrete or a collapsed patio cover is not a two-man hand-load, and pricing it as one is how a job runs two days long.
We bring skid steers, grapple attachments, dump trucks and roll-off bins, so heavy and bulky loads are moved by machine and the estimate holds.
How we work
We like to be thorough and, at the same time, keep it simple for you. It is what lets us manage expectations on both sides and head off the misunderstandings that turn a straightforward job into an argument.
STEP 01
We start by listening. What is on the property, what has to leave, what has to stay, how tight the access is and when you need it clear. On anything structural we walk the site first.
STEP 02
You get a written quote before anybody lifts anything. It accounts for labor, equipment, location, the estimated volume, recycling, disposal and donation fees, and fuel — so the number you approve is the number you pay.
STEP 03
Approve the quote and we lock in a date and a time window, and agree an on-site point of contact so there is one person who can answer a question while the crew is working.
STEP 04
The crew meets your point of contact, runs a quick walk-through against the scope, then loads out and hauls away. At your discretion we finish with a close-out audit so you can confirm the job is done as agreed.
Questions
It is priced on volume, weight, labor and access rather than a flat call-out rate, because the two jobs that look identical from the street rarely are. A single mattress off a driveway and a mattress out of a second-floor apartment are different jobs.
You get a written number before anything is loaded, and it already includes the disposal and recycling fees.
No, as long as we have agreed exactly what is going and we can get to it. Plenty of our landlord and investor work is done with a lockbox code and photographs afterwards. For anything ambiguous we would rather you or a named point of contact were there for five minutes at the start.
More than a pickup truck, and if it does not fit in one load we bring another truck or leave a bin. Volume is where most junk removal quotes come apart, so we would rather scope it properly on a walk-through than discover it on the day.
Yes, and it is one of the things we are called for most. We work with investors and property managers on distressed houses occupied by squatters or hoarders, securing and clearing the site and then renovating it so it can be listed. These are always quoted after a walk-through, never over the phone.
01
If we can fit it in our trucks, we can almost certainly haul it away — and if it is going somewhere rather than away, we will take it there instead.

A bin dropped where you want it, swapped when it is full and gone when you are finished — with the option of a crew to fill it for you.

An efficient, safe and eco-responsible approach to junk, debris and waste — sorted, recycled or donated where it can be, and documented either way.
